JuliAnne Kelly, Owner & Principal Designer

​

My construction background started with a few renovations and quickly moved to new builds. After making selections for over 40 high end homes in Atlantic Beach Florida, I was hooked.

 

My favorite part of the design process is when we add an unexpected element that ends up becoming one of the most loved parts of the home. It's a joy seeing all of the designs come together and watching our clients enjoy the spaces we have helped to create.

 

When I'm not designing, you'll find me spending time with my husband and our two girls. We love to travel, and I find so much inspiration from coastal landscapes and architecture. We're always dreaming up our next project together, whether it's a unique rental property or a flip house.

I earned my degree in Interior Architecture at Samford University. I consider myself a perfectionist and have knowledge in all the complicated design programs.

​

My favorite part of the design process is problem solving. I love reworking floorplans so they function and flow properly. It's so satisfying to create beautiful and livable spaces that meet my clients' needs. 

​

Outside of work you can find me taking my Golden Retriever (Hope) to the beach. I also love gardening and trying new recipes, traveling, and spending time at my family's home in Islamorada.

YOUR PERSONALIZED DESIGN PROCESS

Beautiful spaces take time to create. We consider the overall aesthetic, your personal taste, and function with each decision and selection. How long your design takes will depend on the size and scope of your project, and we'll establish a timeline at your first meeting. Here's what you can expect during the process.

PROJECT KICKOFF PHASE​

 

During the first phase, we'll review your design questionnaire, inspiration photos, and build plans. Please complete your questionnaire by clicking the button below. 

​

 

 

 

Once everything is received, we'll schedule your Kickoff Meeting to review your details and get to know you better. This meeting is typically 2 hours.

​

If we're reviewing your Architectural Plans as part of your service, please email the plans to our office so we can review them before your Kickoff Meeting. We'll make notes, suggestions, and provide additional drawings for any suggestions we have to maximize your home layout. â€‹We'll communicate any changes with your builder and architect to ensure everything is feasible and within your budget.

CONCEPTUAL DESIGN PHASE

​

After your Kickoff Meeting, we'll move into the Conceptual Design Phase where we'll pull together elements to set the overall look and feel for your design. Once we have your concept ready, we'll meet for your Concept Presentation and share the mood boards created to set the style for finishes and furnishings.

 

After your Concept Design Presentation, you'll have one week to provide us with any feedback or changes. We'll then incorporate your requests into the design during the next phase, the Detailed Design Phase.

The Conceptual Design Phase typically takes 6-8 weeks or longer. Specific project timelines will be established during your Kickoff Meeting.

DETAILED DESIGN PHASE

​

During the Detailed Design Phase, we'll prepare a detailed design for each room, selecting the exact pieces and elements for each space. 

 

Once your final design is ready, we'll invite you into our office for your Detailed Design Presentation. At this meeting we'll review floor plans, elevations, and the plan for each room including a look book, detailed tearsheets, and samples. This meeting usually takes between 2-4 hours and you'll have one week to provide us with any revisions you'd like to see to the detailed design.  

 

Once we receive any revision requests, we'll update your design and present your final design and invoices so we can begin placing your orders. 

​

The Detailed Design Phase typically takes 6-8 weeks or longer. Specific project timelines will be established during your Kickoff Meeting and there may be more than one presentation.

PROJECT MANAGEMENT & PROCUREMENT PHASE

 

During the Project Management and Procurement Phase, we'll collaborate with your builder, schedule frequent site visits, and handle the purchasing, tracking, and coordinating of items ordered through Carrier Design Co. We'll also provide you and your builder with a customized specification binder and digital folder with all of the selections and details for your home. 

 

INSTALLATION

 

Once construction is complete and your soft furnishings have arrived, we'll do your construction walkthrough and schedule your big installation. During your installation, we'll be on site to oversee all the deliveries and bring accessories and plants to add the finishing touch. Depending on the size and scope of your project, the installation could take anywhere from a few days to a week.

If there are any punch list items, we'll work with your builder to get them resolved so you can enjoy your beautiful new home with ease. 

PROJECT GUIDELINES

LEAD TIMES

Fine furniture takes time. The minimum is typically 16 weeks, plus additional time for shipping and freight. Custom upholstered pieces may take longer, and we will keep you updated as we receive status information on your orders.

PROJECT UPDATES

After your design presentation and once orders are placed, you can expect to receive weekly updates.

​

INSTALLATION

Because we're installing whole homes, it's typically a one week to one and a half week install. Please note, wallpaper, paint, rugs, and window treatments may go in prior to your installation day,

 

We request that you are out of your home during installation week and ask that pets are put in a safe location to avoid escaping.

​

MURPHY'S LAW

Please be aware that unforeseen issues can arise during home building projects. We'll handle any bumps in the road and guide you through the remedies to keep your project on track. For projects that include renovations, we recommend a contingency budget of 20%.

​

PROJECT TIMELINE

Once your project has begun, our full home design build process can take anywhere from 16 weeks or longer.

​

ORDERS

Quality is important. We select and purchase high quality products that will reflect the investment of your design. Payment for orders is due in full prior to order placement. In the event of a backordered or discontinued item, we will notify you immediately and provide alternate selections if necessary.

​

RESELECTIONS

After your Conceptual Design and Detailed Design Presentations, we ask for revisions within one week. One round of revisions after both presentations is included with our full home designs and we request that they all be communicated at one time.

FREQUENTLY ASKED QUESTIONS

WHERE DO YOU SOURCE FURNITURE?

We typically design with mid to high-end furniture pieces that we buy directly from craftsmen and vendors only available to designers.

 

CAN YOU INTEGRATE MY EXISTING PIECES INTO THE DESIGN?

We'll do our best to incorporate your existing pieces into your design if they fit the aesthetic you are looking to achieve. However, we cannot guarantee the inclusion of existing pieces and design each room as if from scratch to ensure a cohesive look.

 

WHAT IF I WANT TO MAKE CHANGES TO THE DESIGN?

We spend a lot of time in our research phase, reviewing your design questionnaire and inspiration images, and getting to know you. At the same time, we know there may be some changes you'd like to make. When we present your Conceptual Design Plan, we ask that you provide feedback within one week and require that all feedback is in writing, and given at one time. When we present your Detailed Design plan, we include one round of changes and, again, ask that you provide this to us in writing at one time, within one week of your presentation.

I LOVE IT! HOW DO I ORDER?

Most of our clients are typically ready to purchase 100% of the items presented in their Detailed Design plan. Once you've approved your items, you'll receive a proposal which can be paid online or by mailing a check. Full payment is required prior to order placement. Payment online with credit card will incur a 3% transaction fee. Please note, in the event you purchase an item presented in your design through another retailer, there will be a 25% procurement fee billed on the original price of the item we presented.

WHAT MEETINGS DO I NEED TO ATTEND?​

We require that all decision makers attend all key meetings. This includes your kickoff meeting, your conceptual design presentation, your detailed design presentation, and any other important meetings. This prevents any delays with back and forth communication and helps to keep your project on schedule. In the event a key decision maker cannot attend a meeting, we will find a convenient time OR we'll offer a virtual component so everyone can join.

COMMUNICATION

Communication is key to navigating a lengthy build process and designing a home you'll love forever.

 

We'll use email to communicate and provide updates on your project. We are also available for scheduled phone calls and meetings.
